How do we operate?
1. After our first contact, we will send you a questionnaire for you to fill in giving us detailed information regarding your specific property search.
2. We will then set up a personal or phone meeting to discuss your brief and see if it is realistic and within your budget.
3. Once we have come to an agreement, we will send you a contract to sign which will enable us to legally represent you in your search for a property.
4. We start searching for the right property that meets your brief using our extended network of local contacts, local agents, private sellers, property and private domain caretakers, service companies, notaries, targeted mailing owners of properties that match your brief…
5. We pre-view only the most interesting properties and send you a detailed description of properties that match your criteria with photographs, detailed location, advantages and drawbacks of each property and our personal unbiased opinion.
6. You look at the report and give us your opinion, what you like and what you don’t about the properties we have sent you details of. Your feedback is very important to us as this will enable us to refine our search.
7. Once we have gathered enough properties you have previously selected, we organize the viewing appointments and accompany you during the visits.
We are taking all the remarks into account during the viewings which will enable us to refine our search still further if needed.
8. When we have found the property you were looking for, we will value the property realistically. In case the property needs renovating, we will organize appointments with architects and builders to estimate the cost of the renovation works. With this information we will discuss the appropriate offer we should make and negotiate on your behalf.
9. Once the offer is accepted, we accompany you at the notaire to sign the pre-contract or explain it in detail to you when signing from home. This ends our search mission; you will then pay our fees under the terms of our agreement. 2 to 3 months after signing the pre-contract, an appointment is made with the notaire for the signing of the definitive contract, we will be at your side to explain the contract in detail, the keys of your property will be handed over on this occasion
10. We open the service contracts for you and set up the accounts for the electricity, water, gas and telephone/internet supply.
11. Our service doesn’t end here: if required we can take care of the day-to-day maintenance of your property
